Cash In - Lieu of Parking Application This policy only applies to the former City of Ottawa and a portion of the former City of Vanier. The City may enter into agreements that exempt owners or occupants from providing parking spaces where required by the Zoning By-laws. In exchange, a sum of money is paid to the City. The Cash-in-Lieu of Parking fees represent the amount of money that it would cost the City if it were to provide and operate each parking space that is exempted. The fees vary, depending on the location of the site and the type of parking associated with the proposed land use. The City determines the number of parking spaces that an applicant is required to provide. In the application, the applicant must indicate the property location and legal description, the nature and extent of the proposed land use and the reason why the full amount of parking cannot be provided. Committee of Adjustment Application for Consent A consent is required if you want to sell (sever) or mortgage a portion of your land or enter into an agreement/lease for a period of 21 years or more. Committee of Adjustment Application For Minor Variance/Permission Minor Variance - A minor variance may allow property owners to use their land in a way which does not comply exactly with the requirements of the zoning by-law. It is often necessitated by circumstances peculiar to the property which prevent the owner from developing it in a way which conforms to the by-law's provisions. Examples of minor variances include relief from certain parking space requirements, building setbacks, and height restrictions. - Permission - A Legal non-conforming use is a use of land, buildings or structures that was lawfully established and that is no longer permitted in accordance with the requirements of a Zoning By-law. Compliance Report A Compliance Report provides owners and/or their authorized agents with information regarding a property's status with respect to compliance with development by-laws or agreements, in addition to a summary of building permit activity. The service was recently consolidated pursuant to the Compliance Report By-law. Reports are typically requested as a result of a possible sale or refinancing of a building or property.
