Property Assessment

The Department of Municipal and Community Affairs is the assessment authority in the Northwest Territories. It performs property assessments on all land and improvements in the Northwest Territories, with the exception of the City of Yellowknife, and nine small communities where the assessment base is considered too small to warrant a property assessment being conducted.

After land and improvements have been assessed, the Property Assessment section produces Assessment Notices and the Certified Assessment Rolls. The Assessment Notices are distributed to individual property owners. The Certified Assessment Rolls are distributed to the community governments where assessments are conducted. The public is free to view the Certified Assessment Rolls.

The Property Assessment section gets its authority to assess land and improvements from the Property Assessment and Taxation Act and Regulations. It also has adopted, by Regulation, the Province of Alberta's manuals and guidelines that provide guidance to Assessors in assessing properties.

If members of the public are dissatisfied with the assessed value of their property, they can appeal the assessment with the Territorial Board of Revision. If members of the public are not satisfied with the Board of Revision's decision, they can appeal to the Assessment Appeal Tribunal. The third level of appeal is to the Supreme Court of the Northwest Territories.
