Strata Property Act Information

The Superintendent of Real Estate has prepared 29 Instruction Guides that explain various topics in relation to the Strata Property Act. The information on this site should enable strata developers, owners and councils to more fully understand the specific requirements of the Act, and their respective rights and obligations.

The Strata Property Act does not contain any provisions which permit government intervention in the affairs of a strata corporation. As a result, the Superintendent of Real Estate cannot investigate breaches of the Act or take action to enforce the Act against strata owners or strata corporations. If you have any questions about the Act which are not answered by the Instruction Guides, you may wish to direct them to a lawyer or one of the Strata Owners' Associations listed on our Contacts page.

As of January 1, 2006, all persons who perform strata management services will need to be licensed under the Real Estate Services Act. The Real Estate Council of British Columbia is responsible for the licensing and regulation of strata managers, and accordingly all enquiries concerning strata management licensing should be directed to the Council.

  • Give you an opinion on how to apply the Strata Property Act to your circumstances.
  • Give advice relating to the Strata Property Act
  • Tell you whether the actions of owners, tenants, strata councils or strata managers are a violation of the Strata Property Act.
  • Interpret strata corporation bylaws or agreements.
  • Mediate or intervene in disputes between owners and strata councils, strata corporations or strata managers.
  • License or regulate strata managers – this function is performed by the Real Estate Council of British Columbia
