Mortgage Calculator — How Much Can You Afford?

To help you estimate the maximum mortgage you can afford CMHC has developed the following easy to use mortgage tool. Enter your information in the fields below to estimate your maximum mortgage, maximum house price and maximum monthly payments. For more details, move your cursor over the help icon (insert icon here).

1 Interest is compounded semi-annually not in advance. The interest rate is fixed for the term of the mortgage. The interest rate is usually renegotiated at the end of the term of the mortgage.

2 Minimum down payment may vary

3 This calculation is approximate and does not include CMHC Insurance Premiums, applicable sales taxes, closing costs or other fees that may be required. See other Up-Front Costs.

4 If your down payment is less than 20% your lender may require you to purchased mortgage loan insurance. CMHC mortgage loan insurance premium can be paid in a single lump sum or it can be added to your mortgage and included in your monthly payments. Other premium surcharges or conditions may apply. See your lender for details.

CMHC Mortgage Calculator is for general illustrative purposes only. The amounts it projects are based upon assumptions and estimates made according to generally accepted principles for mortgages in Canada. CMHC cannot guarantee the projections. Actual payment amount must be obtained from your lender. Neither CMHC nor any of its advisors shall have any liability for the accuracy of the information contained on this page.
