Property Tax and Assessment

The Government of Prince Edward Island provides a centralized assessment and collection system for real property taxation. The Real Property Tax Act and the Real Property Assessment Act are statutes that apply to property tax and property assessment in Prince Edward Island.

The Provincial Real Property Tax owing for commercial and non-commercial properties is set at $1.50 times each $100.00 of assessed value.

Property Tax and Assessment is a four-part process:

  1. Taxation and Property Records of Provincial Treasury assesses the value of all real property within the province for tax purposes.
  2. Taxing authorities use property assessments to determine the tax rates needed to raise the revenue needed to pay for public services.
  3. Taxation and Property Records sends property owners a Notice of Assessment and Summary of Property Charges that shows assessed values and the applicable charges.
  4. Taxation and Property Records remits the municipal, fire district and waste watch portions of the property charges to the proper tax authorities.

The province collects levies and taxes on behalf of local municipalities, fire districts and Island Waste Management. They are already included in your Notice of Assessment and Summary of Property Charges. The following explains what these levies and taxes are and how they are charged:

Municipal Real Property Tax

On or before March 31 each year, each municipality in Prince Edward Island approves and provides Taxation and Property Records the tax rates to be levied against commercial and non-commercial real property located within its municipal boundaries. Fire Dues

Each year the local fire district boards fix a levy on all real property within a rural community or local district. These funds are used to maintain services and equipment to reduce the loss of life and property from fire.

Waste Watch Fees

Island Waste Management Corporation (IWMC) is the provincial crown corporation that administers and provides solid waste management services throughout Prince Edward Island.

This fee applies to all non-commercial property that is within and outside a municipality.

  • Residential Services
    The annual Waste Watch levy is $195 annually per household. This service includes monthly recycling collection, alternate weekly collection of compostables (green carts) and wastes (black carts), spring and fall cleanup, and Christmas tree collection. The household fee also includes free disposal of household hazardous wastes, tires, white goods, and large household furniture at Waste Watch drop-off centres.
  • Cottage Services - The annual charge for cottages is $85. Collection is provided from June 1 to September 30. Extended service is available from May 15 to October 31 for an additional fee of $25 per cottage. Please contact IWMC to register for extended collection.
Should your carts require repair, or if you own a home or cottage and wish to receive a set of carts, please call IWMC's Customer Service. Carts are assigned to residential properties but remain the property of IWMC.

Installment dates for payments for Property Charges are May 31, August 31, and November 30. Accounts in arrears will be charged 1.5% interest per month and is calculated on a daily basis after the installment due dates.
