Community Land Planning
The Community Land Planning branch assists rural communities that are located outside of municipalities with:
Developing community plans and new zoning regulations
Processing rezonings applications under the Area Development Act ( 253KB)
Processing subdivision applications under the Subdivision Act ( 209KB).
Our objective is to ensure safe and orderly development within Yukon’s rural communities.
A community mapping program complements our planning services by maintaining a legal survey database and air & ortho photography library of most Yukon communities.
Community land planning advisory services are available to individuals, organizations, municipalities and First Nation governments.
Planning and Zoning

Subdivision
Subdivision refers to any time a new surveyed parcel of land is created. Subdivision approval is required when:
a parcel is divided into more than one parcel;
a parcel is created out of crown land;
two or more parcels are consolidated into a single parcel; or
an existing parcel is enlarged.

Rezoning
An application for rezoning is required in order to change the designated use of a parcel under the Area Development Act. Rezoning is only required if there are zoning regulations under the Area Development Act in place. Click here to find out whether your area has regulations.
