CMHC’s “How to Deal with Mortgage Payment Difficulties” helps to prepare and educate homeowners on when and how to approach their lender to discuss the financial difficulties they may be facing in the repayment of their mortgage loan. CMHC’s Default Management Tool Selector can help lenders to determine what CMHC default management tools are most appropriate given the borrower’s circumstances.

For Approved Lenders, CMHC’s approach to homeowner default management provides the tools and flexibility to make timely decisions to assist borrowers who are facing financial difficulties. This approach allows Approved Lenders to respond to their customers’ needs quickly without having to consult with CMHC, submit cumbersome documentation, or go through a lengthy approval process.

CMHC has a variety of default management tools which can be used to effectively manage many loan default situations. These tools can easily be adapted to an Approved Lender’s internal collection procedures to enhance the effectiveness of their default management efforts. Approved Lenders can even combine several of CMHC’s default management tools to suit their customers’ circumstances.

Some of the tools that are available are:

  • Converting a variable interest rate mortgage to a fixed interest rate mortgage in order to protect the borrower from a sudden interest rate increase, should one occur.
  • Offering a temporary short-term payment deferral.
  • Extending the original repayment period (amortization) in order to lower the monthly mortgage payments.
  • Adding any missed payments (arrears) to the mortgage balance and spreading them over the remaining mortgage repayment period. 
  • Offering a special payment arrangement unique to the particular financial situation.

CMHC is also willing to consider other alternatives proposed by the lender to resolve or avoid mortgage payment default.

CMHC’s Claims and Default Management Team is available to assist Approved Lenders at anytime, from early delinquency to filing a mortgage insurance claim, and has the expertise to help lenders manage unusual or complex accounts.

Claims

CMHC Insurance can help you manage your residential mortgage lending business. When a borrower default occurs, we work with you to help minimize the loss and help manage the risk.

Our knowledgeable and experienced CMHC Claims Officers are available to work with you throughout the claims process — from submitting a claim to the claim settlement.

*Provided clear and marketable title to the property can be conveyed, the approved lender has conducted enhanced due diligence when requested by CMHC and there is no evidence of misrepresentation by the lender or their staff.

Multi-Unit Properties

Real estate entrepreneurs occasionally encounter problems such as temporary high vacancies, deterioration of the property, or the property does not generate sufficient income to support their mortgage payments or to cover the cost of necessary repairs.

To prevent an actual or potential default on the mortgage, CMHC works with Approved Lenders to find solutions that work for all parties.
