Yukon Government Unveiling Plans For Land Development

WHITEHORSE - The Government of Yukon today unveiled significant plans for land development around the Yukon.

These plans include the final phase of the Copper Ridge development in Whitehorse totalling 106 lots; a new 20 lot country residential subdivision at the corner of the Mayo/Hot Springs Road; a proposal for the development of up to 59 lots in Grizzly Valley; lots in the new Whitehorse Copper country residential subdivision; plans for additional planned development in Mt. Lorne; and a precedent setting joint development opportunity with the Teslin Tlingit Council.

"For the first time ever in the Yukon, the public government and a First Nation government are exploring opportunities for the joint development of both public and First Nation land for rural residential and recreational purposes," Energy, Mines and Resources Minister Archie Lang said. "This joint development will help set the stage for similar projects, providing more planned land development throughout the Yukon."

The Yukon government and the Teslin Tlingit Council will host an open house in Teslin to unveil potential development areas. This initiative is one of many productive land development processes currently underway.

In Haines Junction, the Yukon government is completing development of approx. 260 hectares of planned agricultural land. Six lots in the first phase ranging in size from 10 hectares to 40 hectares will be available for sale in June of this year.

In the Ibex Valley, the Yukon government has been working with the Ibex Hamlet Council and is looking forward to local area plan amendments that will result in the development of additional agricultural land.

In Whitehorse, the 2005 lottery sale of urban residential lots in Copper Ridge marked one of the largest land sales in the history of Yukon.  This fall, 25 to 30 country residential lots and 25 serviced industrial lots will be for sale in the Whitehorse Copper area.

Following extensive community planning in the Mayo/Hotsprings Road area, the Yukon government has completed a new country residential subdivision plan.  Construction of 20 residential lots will begin May 2006 with the lots available by September.

"The Yukon government takes its responsibility for land availability very seriously consistent with the principles of orderly development and sale of land," Lang said. "We are proud of the work done in land development and we are looking forward to the continued economic and community opportunities that successful land development provides Yukoners."

The public is encouraged to participate in the land development planning occuring in their communities.  Teslin and area residents are encouraged to attend the open house to provide input on the land development projects being considered by the Teslin Tlingit Council and the Yukon government.  The meeting is scheduled for Friday, March 24 at 12 p.m. at the Teslin Community Hall. Lang also reported that significant progress has been made to complete local area development plans and zoning regulations in the Whitehore periphery. These include plans and zoning regulations for the Ibex Valley, the Mayo Road, the Hot Springs Road and Golden Horn. Regulations in support of the Mt. Lorne Local Area Plan are expected soon.

"Completion of these plans and zoning regulations provides opportunities for planned land development such as those I have announced today, while reducing the potential for land use conflicts that arise from spot land applications," Lang added.
